Check the original wording, qualifications and any points needing attention before relying on the extracted summary.

Built around the surveyor’s brief

The terms, the obligations
and the evidence behind them.

01

The dates that matter

Identify lease and commencement dates, term expiry, rent reviews, breaks and notice periods. See when a date has been derived from the lease wording, with the rule behind it.

02

The parties and the property

Bring together landlord and tenant details, the property definition, what the demise includes or excludes, and references to plans.

03

Repairing basis and liability

Review the extracted repairing basis, insurance arrangements and service charge position, with supporting wording to help you assess responsibility.

04

Schedule of Condition references

See whether the lease refers to a Schedule of Condition and the wording that may qualify repair, redecoration or yield-up obligations.

05

Repair, redecoration and reinstatement

Keep the obligations separate, including qualifications, decorating cycles and conditions attached to reinstatement or yielding up.

06

Evidence beside the answer

Review source quotes, PDF page numbers and clause references where available. Confidence indicators, conflicts and unresolved points help direct your attention.

A second reading when you need it

Pro Extract compares two independent readings and highlights differences for review. Where wording is unclear or a finding is unresolved, return to the original document and decide how it affects your instruction.

Is Lease Extraction included in SurveyDock Core?

It is an optional paid additional module. SurveyDock Core covers Reinstatement Cost Assessment, Schedule of Condition and Planned Maintenance, with Planned Maintenance currently in development. Lease Extraction has separate pricing based on PDF and page volumes.

Can I check a finding against the lease?

Yes. Findings include source quotes, PDF page numbers and clause references where available, and the review screen lets you move back to the document. Unclear wording, missing information and differences between readings should be checked by your team.

Does it work with scanned lease PDFs?

The extraction workflow reads PDF pages, including scans. Readability affects the result: faint, incomplete or unclear pages may leave findings unresolved and need closer review.

What should I provide for a quote?

An estimate of the number of lease PDFs you expect to upload and the typical number of pages per document. We’ll talk through your likely usage and the needs of your practice.
